Realtors: earn 15% on your client referrals.

Your clients have found their home. Help them finish it—and earn a referral commission along the way. Introduce them to Morningside for blinds, shades and drapery. An average three-bedroom home order is around $5,000, which means about $750 for you at 15%, without taking on the window-covering project yourself.

15% on your referrals.

Turn a helpful recommendation into referral income. Morningside offers realtor partners a 15% commission on all referrals that become orders. It is a benefit for the relationships you already have, not another service you need to sell or deliver.

About $750 on a $5,000 order.

Our average order for a three-bedroom home is around $5,000. At a 15% commission, that would earn you about $750. Smaller and larger purchases change the amount; the example is not a fixed package price or a payment for an introduction alone.

An introduction. Not another project.

You connect the client with Morningside. We help them choose window coverings and discuss the work their home needs. You stay focused on your real estate business instead of managing fabric selections, measurements and product orders.

More value from the relationships you’ve built.

A home purchase often starts a second list of decisions: privacy, bedroom light and windows that still need a finishing touch. A recommendation to Morningside gives your clients somewhere to begin.

For you, it creates an opportunity to earn beyond the closing. Our referral program offers 15% commission while our team looks after the window-covering conversation.

    Make a welcome introduction.

When a client needs blinds, shades or drapery, recommend Morningside. Speak with our team about the partnership first so your referral details and the way introductions are recorded can be agreed before you begin.

  2. 02

Let us look after the windows.

Your client gets help comparing treatments for their home, their taste and their budget. We discuss the products and services with them directly, so you do not become the middle person for every window-covering decision.

  3. 03

    Earn from the referred order.

When the referral becomes an order, the 15% commission creates an additional earning opportunity. Around $5,000 in order value means about $750 in commission. Attribution, the commission calculation basis and payment arrangements are confirmed with you as part of the partnership.

What could your referrals earn in a year?

These illustrations assume a $5,000 order and 15% commission, with half of your closing clients becoming referred customers who place an order. They show modelled annual gross commission in Canadian dollars—not guaranteed income.

5 closings · $1,875/year

A smaller client list can still create a worthwhile additional income opportunity. With five client closings and a 50% referral-to-order conversion assumption, the annual projection is $1,875.

The model represents an average outcome over time, not a promise that a particular number of your clients will purchase.

10 closings · $3,750/year

Five completed referred orders at the $5,000 average would generate $3,750 in annual gross referral commission. That is the 50% conversion illustration for a realtor with ten client closings.

You earn through the introduction and resulting purchase—not by taking on a second business fitting window coverings.

20 closings · $7,500/year

For a busier client pipeline, the same assumptions would mean ten completed referred orders and $7,500 in annual gross commission. More useful introductions create more opportunities, without making every client a guaranteed sale.

Your actual closing volume, referred purchases and order values determine what you earn.

Local market context. Your own client list.

Public sales totals offer a starting point, not an official average of closings per realtor. The following market-based illustrations use 2025 sales and publicly stated membership bases, checked on 12 October 2026. Their geographic coverage differs; they are not a like-for-like market comparison.

View RAE’s published membership

Greater Edmonton · approximately 9.8 sides

RAE’s December 2025 report shows roughly 27,000 annual residential sales in Greater Edmonton. Using two representation sides per sale and a 5,500-member planning base gives approximately 9.8 closing-side equivalents per member.

At a hypothetical 50% conversion and $5,000 average order, that models about $3,682 in annual gross referral commission. It is not a published agent average.

View RAE’s 2025 sales report

Calgary city only · approximately 5.3 sides

CREB reports 22,751 Calgary city sales in 2025. A two-side illustration divided by an 8,600-member planning base gives approximately 5.3 city-only closing-side equivalents per member.

The 50% conversion model gives about $1,984/year. CREB membership covers a wider region; surrounding-area sales are excluded, so this is not a Calgary-region agent average.

Your numbers make the better estimate.

Your own annual client closings are more useful than a market-wide illustration. Use your actual client list and a realistic share who might purchase window coverings through your introduction.

Annual gross commission = client closings × referral-to-order conversion × average order value × 15%. Repeat, shared or non-buyer clients may not represent separate new-home purchases.

A useful recommendation after the keys change hands.

Give clients a place to start with the windows—not another list of products to research alone.

Privacy in the new home.

An uncovered living room or street-facing bedroom can quickly move window coverings up the moving-in list. Blinds, shades and drapery give your clients different ways to create privacy.

We help them compare the options for their actual rooms. Your recommendation starts the conversation; their needs guide the final selection.

A finish that feels like their home.

Some buyers want a simple roller shade; others picture soft drapery or a layered window. Morningside brings those choices into one conversation rather than asking you to explain them all.

Edmonton & Calgary FAQs

Common questions

Answers for homeowners, designers, property managers and builders. Not listed here? Email or call and we will help.

What commission do realtor referral partners earn?

Morningside offers realtor referral partners a 15% commission on all referrals that become orders. The dollar amount depends on the referred purchase. The average three-bedroom-home order of around $5,000 gives an illustrative commission of about $750.

Is the average three-bedroom-home order really around $5,000?

Yes, around $5,000 is Morningside’s average-order planning figure for a three-bedroom home. It is not a fixed package price or a quote for every home. The number of windows, selected products and project scope can make an individual order smaller or larger.

How much could I earn from ten client closings a year?

At a $5,000 average order and 15% commission, five completed referred orders would earn $3,750 in gross commission. That is a 50% conversion illustration for ten client closings. At 25% conversion the model is $1,875; at 100% it is $7,500. These are scenarios, not promised results.

Are the Edmonton and Calgary closing figures official realtor averages?

No. They are transparent market-based illustrations, not published individual-agent averages. Edmonton uses roughly 27,000 Greater Edmonton sales and a 5,500-member base. Calgary uses 22,751 city-only sales and an 8,600-member regional base. Both assume two representation sides per sale; geography, current membership and individual workloads differ.

Where do the local market figures come from?

Sales figures come from RAE’s December 2025 Greater Edmonton statistics and CREB’s January 2026 release about Calgary’s 2025 market. Their public membership pages state over 5,500 and over 8,600 members respectively, checked on 12 October 2026. These current minimum membership bases are not exact 2025 annual-average counts.

Is this passive or recurring income?

It is referral income without managing the window-covering project. You make the introduction and remain transparent with the client; Morningside handles the product conversation. Each referred order creates its own commission opportunity. It is not an automatic recurring payment, and a referral that does not become an order does not generate the illustrated commission.

Do I need to recommend particular blinds or fabrics?

No. Introduce your client to Morningside and let our team help them compare treatments. You do not need to measure windows, select the fabric or manage product orders. The client’s choices and the agreed project scope determine the final purchase.

Can Calgary realtors participate?

Yes. The realtor referral program is for partners in Edmonton and Calgary. Share your client’s project address so appointment options and any measuring, delivery or installation arrangements can be discussed. Our physical showroom is in Edmonton and visits are by appointment.

How are my referrals identified and commissions paid?

Speak with our team before your first introduction. We will discuss how your referral is identified, the commission calculation basis and payment arrangements as part of the partnership. The annual examples show gross commission before taxes or any applicable brokerage arrangements; they do not establish a payout timetable.

Should I disclose the commission to my client?

Be transparent with clients about the referral commission and check your brokerage’s policies and applicable professional requirements. A recommendation should remain useful to the client, and they decide whether to book a consultation and place an order.

Are annual referral earnings guaranteed?

No. The examples assume a $5,000 average order and a stated conversion rate. Actual income depends on completed referred purchases, order values and the agreed commission calculation. A property closing or an introduction alone does not guarantee a window-covering order.

How do I become a Morningside realtor referral partner?

How To Prepare

Virtual | In-store

To make the most of your consultation, it helps to have a general sense of your window or door width, ceiling height and how you would like the covering to operate. Photos of the space are helpful but not required. If you are early in the process, that is fine. We will guide you through it.
